What's the catch?

There's no catch. So how do you afford this?

Volume and ownership. We sell more homes than any team in the valley, and we own the moving company, the furniture store and the renovation crew. When you control the businesses your clients need anyway, you can give the value back instead of marking it up. Other agents can't do this because they don't own anything but a phone.

I'm a buyer. Do I really pay nothing?

In most transactions, yes. Buyer-agent compensation is commonly paid from the seller's side of the deal, so it doesn't come out of your pocket. It's negotiated on each deal and we confirm it with you in writing before you commit to anything. Either way, the incentives on this page come with your closing.

Do I have to use the movers, the storage or the furniture store?

No. Every incentive is optional. Use the ones that help you and skip the rest. Nothing on this page is a condition of working with us.

Is the moving really free?

The first 2 hours are, on every closed transaction. After that it's a flat $200 an hour for a licensed, insured crew of 2 to 3 movers, a 20-plus-foot trailer, equipment, fuel and mileage. Some moves qualify for more free time. And we book it for you, around your closing date.

I'm outside the Antelope Valley. Does this still apply?

We have offices in the Antelope Valley, Bakersfield, the San Fernando Valley and the Central Valley. Tell us where you're buying or selling and we'll confirm exactly which incentives apply.

What if my closing date changes?

They do. That's why we handle the scheduling. When your date moves, we move the movers, the storage and the pest treatment with it. You don't make a single call.

How we come up with these numbers

The math, in the open

The retail side

  • Movers, $600 per hour. That's what a legitimate, licensed and insured A-rated crew costs all in: three movers, a 20-plus-foot truck, California fuel, equipment, materials, and the liability coverage that protects your belongings. Cheaper quotes usually leave something out.
  • Storage, $175 per month plus $40 setup. The average 10×20 unit in Palmdale and Lancaster in 2026.
  • Pest control, $250. A typical initial interior and exterior treatment.
  • Home warranty, $1,000 to $1,200. A standard one-year plan. We use $1,100.
  • Furniture, about 50% off. Name-brand pieces at Beyond Furniture are often 2 to 3 times less than showroom prices. Exact discounts vary by item.
  • Lowe's, about 10% on purchases over $3,000. Varies by product, season and Lowe's program terms.

Our promise, and the fine print

  • Buyers pay us $0 in most transactions. Buyer-agent compensation is commonly paid from the seller's side. It is negotiated on each deal and confirmed with you in writing before you commit to anything.
  • Sellers pay the standard listing commission. The same as any other listing agent. The incentives come on top.
  • Beyond Movers: 2 free hours guaranteed on every closed transaction, then $200 an hour. Some moves qualify for more free time. Ask your agent.
  • Storage (1 to 3 months), pest control, the home warranty, inspectors, appraisal and extra incentives are provided by Beyond Estates and partner companies with a closed transaction. Availability and amounts depend on the details of your move and are confirmed in writing.
