Flips in the Antelope Valley work when you buy distressed property at roughly 70% to 75% of after-repair value minus rehab, in areas with strong retail demand: older Lancaster and Palmdale tracts, Littlerock and Lake LA acreage homes, and East Palmdale. Typical cosmetic rehabs run $25 to $45 per square foot; full gut jobs $60 to $100+. Holding costs, selling costs and a 10% contingency go in every budget. Beyond Estates sources deals, bids rehab through Beyond Renovations and resells with Zillow Showcase. Call (661) 441-3706.
The formula
Max purchase price = (ARV × 0.72) − rehab − $10,000 contingency, on a typical AV flip. Tighter on the west side where competition from retail buyers pushes distressed prices up; looser in Littlerock and Lake LA where the renovated product has less competition.
Where flips work
- Older Lancaster tracts (1970s to 1990s, 93534 and 93535) with dated interiors and strong FHA retail demand.
- Central and East Palmdale for the same reason.
- Littlerock and Lake Los Angeles acreage homes: lower entry, big spread when done well, buyers who want land.
- Rosamond older homes resold to Edwards families.
Where they do not
Newer West Palmdale and Quartz Hill homes rarely trade distressed enough to leave margin. Remote desert parcels with manufactured homes have thin resale pools. Anything needing a new septic and well can eat the budget.
Rehab costs (2026, AV)
| Scope | Per sq ft |
|---|---|
| Cosmetic: paint, LVP, fixtures, counters, landscaping | $25 to $45 |
| Moderate: plus kitchen and baths, HVAC | $45 to $65 |
| Heavy: roof, windows, electrical, plumbing, layout | $65 to $100+ |
Big-ticket items in the AV: HVAC $8,000 to $15,000, roof $12,000 to $25,000, septic replacement $15,000 to $30,000, pool resurfacing $8,000 to $15,000.
Holding and selling costs
Hard money at 10% to 12% plus points, taxes, insurance, utilities, and about 7% to 8% to sell (commissions, title, escrow, buyer credits). A 4 to 5 month project is realistic; budget 6.
Mistakes that kill AV flips
- Over-improving for the street. A quartz-and-shaker kitchen in Lake LA is fine; a $60,000 kitchen is not.
- Ignoring unpermitted additions that an FHA appraiser will flag.
- Skipping the sewer scope and roof inspection.
- Listing in August with no AC in the showing.
- Pricing the resale on hope. Price to the comps; Showcase and video do the rest.
