Mello-Roos is a special tax levied by a Community Facilities District (CFD) to pay for infrastructure and schools in newer developments. In the Antelope Valley it mainly appears in tracts built from the late 1980s onward in West and East Palmdale (including parts of Anaverde, Rancho Vista and newer Avenue S area tracts) and in newer West and East Lancaster developments. AV Mello-Roos commonly adds several hundred to a few thousand dollars a year per home depending on the district and parcel (the tax bill is the only reliable source), which is why Palmdale's median effective property tax rate (about 1.66%) runs well above LA County's 1.29%.. It shows on the property tax bill as a separate line and usually runs 20 to 40 years from formation. Beyond Estates pulls the tax bill on every home before you offer. Call (661) 441-3706.
How to check any AV address
- Pull the LA County property tax bill (Treasurer and Tax Collector site) or Kern County for Rosamond and Tehachapi. Look for lines labeled CFD, Community Facilities District, or a school/infrastructure district name.
- Read the seller's Natural Hazard Disclosure report; the Mello-Roos notice is required by California law.
- Ask us. We check it on every listing we show.
Where it shows up in the AV
- West Palmdale: many tracts in and around Anaverde, Rancho Vista and the Palmdale Hills built since the 1990s.
- East Palmdale: newer tracts off 47th St East and Avenue S.
- Lancaster: newer west-side developments and east-side tracts built in the 2000s and later.
- Older central Palmdale and Lancaster (1970s to 1980s): usually none.
- Quartz Hill, Leona Valley, Acton, Littlerock, Lake LA: rarely, since most are not in CFDs.
What it costs and how long it lasts
AV Mello-Roos commonly adds several hundred to a few thousand dollars a year per home depending on the district and parcel (the tax bill is the only reliable source), which is why Palmdale's median effective property tax rate (about 1.66%) runs well above LA County's 1.29%. Most CFD bonds run 20 to 40 years; some districts have already paid off, which is a selling point we highlight on those listings. Mello-Roos can escalate 2% a year in some districts.
Should you avoid Mello-Roos homes?
Not automatically. The newer tracts with Mello-Roos often have newer schools, parks and infrastructure, and resale demand is strong. Just compare total monthly cost, not list price. A $480,000 home with no CFD can cost the same per month as a $450,000 home with $300 a month of Mello-Roos.
