Since the August 2024 NAR settlement, buyer-agent compensation is no longer advertised on the MLS and buyers must sign a written representation agreement stating what their agent will be paid before touring homes. In practice in the Antelope Valley, sellers still commonly offer to pay the buyer's agent as a concession, so Beyond Estates buyers pay $0 out of pocket in most transactions. Sellers negotiate their listing commission with their agent; Beyond Estates charges the standard rate and includes Zillow Showcase, media, movers and storage. Call (661) 441-3706.
What changed in 2024
- MLSs no longer display offers of buyer-agent compensation.
- Buyers sign a written buyer representation agreement before touring, which states the agent's fee and how it may be paid (by the seller, the buyer, or a mix).
- Sellers can still offer concessions to cover the buyer's agent, and in the AV they usually do, because it widens the buyer pool.
What buyers pay
With Beyond Estates, $0 in most deals: we negotiate the seller's side to cover our fee, and that is confirmed in writing before you commit. If a seller refuses, we tell you up front and you decide. On new construction the builder pays.
What sellers pay
A negotiated listing fee plus whatever they choose to offer toward the buyer's agent. Beyond Estates sellers pay the standard rate and get Showcase, pro video and drone, the coming-soon buyer push, Beyond TC, and free movers and storage on top.
Discount brokers and flat fees
They exist. Compare net proceeds, not the fee: days on market, final price and credits given back usually swamp a one-point difference in commission. Ask any discount option whether they include Showcase and who shows up when the appraisal comes in low.
