Short-term rentals in the Antelope Valley: rules and reality

Charly teaches a class on this. The short answer: it can work, but not the way it works in Joshua Tree.

Quick answer

Short-term rentals are legal in much of the Antelope Valley subject to city and county rules: Lancaster requires a business license and transient occupancy tax registration (7% TOT) but no separate STR permit; Palmdale requires a city business license and collects TOT; unincorporated LA County (Quartz Hill, Lake LA, Littlerock, Acton, Leona Valley) allows STRs only in the host's primary residence, with a $914 annual registration, 12% TOT and a 90-night cap on un-hosted stays. ADUs must be rented 30+ days under state law. Demand comes from aerospace contractors, Edwards AFB TDY personnel, traveling nurses, film crews, race weekends at Willow Springs, and family visitors, so 30+ day furnished mid-term rentals often outperform nightly Airbnb here. Beyond Estates helps investors evaluate STR vs. mid-term vs. long-term on any AV property. Call (661) 441-3706.

Who books in the AV

Why mid-term usually wins

Nightly demand is spiky. Furnished 30 to 90 day rentals to contractors and nurses run at a premium to long-term rent with far less turnover and no nightly-rental compliance headaches. Many Beyond Estates investors run a hybrid: mid-term by default, nightly during peak events.

What works as an STR here

Pool homes in West Palmdale and Quartz Hill, acreage homes in Leona Valley and Acton with views, and anything within 15 minutes of Plant 42 or Edwards. Studios and small condos do not.

Returns

Expect occupancy well below coastal or Joshua Tree markets. Run the numbers as a mid-term rental first; if it pencils there, the STR upside is a bonus.
