Before buying land in the Antelope Valley, verify: zoning and minimum lot size (LA County A-1, A-2, R-1, or Palmdale and Lancaster city zones), legal and physical access, water (public district connection, well feasibility, or neither), electric and gas distance, septic percolation, FEMA flood zone, fire hazard zone, Edwards AFB and Plant 42 noise and height overlays, easements and title issues, and back taxes. Per-acre prices range from a few thousand dollars for remote east-side parcels to six figures for west-side lots with utilities. Beyond Estates (eXp Land & Ranch) runs this checklist on every parcel. Call (661) 441-3706.
The checklist
- Zoning and use. Unincorporated LA County: A-1 (light agriculture, 1 unit per lot), A-2 (heavy agriculture), R-1, RPD. Palmdale and Lancaster have their own residential, rural and commercial zones. Confirm the minimum lot size for a home and whether animals, ADUs and second units are allowed.
- Legal access. Does a public road or recorded easement touch the parcel? Many AV "paper streets" are never built. Landlocked parcels are nearly unsellable.
- Physical access. Paved, graded dirt, or two-track. Graded dirt roads become impassable in storms.
- Water. Is the parcel inside Palmdale Water District, LA County Waterworks District 40, Quartz Hill Water District, Rosamond CSD or another provider, and is there a main at the street? If not, is a well feasible and what do neighbors' wells produce? Some east-side areas have poor or deep groundwater.
- Power and gas. Distance to the nearest SCE pole. Extending power can run tens of thousands of dollars. Gas is often unavailable; plan for propane.
- Sewer or septic. City lots may have sewer; most acreage is septic. Get a percolation test before closing.
- Flood zone. FEMA maps show major washes across the east AV. Zone A parcels need elevated construction and flood insurance.
- Fire zone. Foothill areas (Leona Valley, Acton, Agua Dulce, Lake Hughes) carry Very High Fire Hazard Severity Zone designations, which affect construction and insurance.
- Noise and height overlays. Edwards AFB, Plant 42 and Fox Field have accident potential and noise contours that restrict residential use.
- Solar and industrial neighbors. Large solar farms and planned industrial corridors are common; check the county and city general plans.
- Title. Easements, mineral rights, tax liens, unpaid assessments, boundary disputes. Order a preliminary title report and, for larger parcels, a survey.
- Taxes and CFD. Some lots sit in Mello-Roos districts even before a house exists.
What land costs (2026)
Remote east-side desert without utilities: often a few thousand dollars an acre. East Lancaster and Lake LA residential lots with water nearby: tens of thousands. West Palmdale, Quartz Hill and Leona Valley lots with paved access and utilities: well into six figures. Commercial parcels on major corridors are priced per square foot on frontage and zoning.
Financing land
Most land is bought with cash or seller financing. Some local credit unions lend on improved lots. Construction loans can roll the land in if you are building soon.
How we help
We run the checklist, pull the county records, order the right reports, and price against closed land sales. Charly buys land for his own projects and knows which areas builders actually want. Next: what it costs to build.

It can be, if the parcel has legal access, water, power nearby and the right zoning, and if you pay a price based on closed comps. Speculative remote lots without utilities rarely pay off.
Can you build a house on land in Palmdale?
Yes, if zoning allows residential use and you can secure water, power and sewer or septic. Beyond Estates verifies all of this before you buy.
How much is an acre in the Antelope Valley?
From a few thousand dollars for remote desert parcels to six figures for west-side lots with utilities and paved access.
