How to sell land in the Antelope Valley

Land is the hardest asset to sell in the AV because most of it is priced on hope. Here is how to sell it for real.

Quick answer

Antelope Valley land sells when it is priced against actual closed land sales (not asking prices), when access, zoning, utilities and water availability are documented up front, and when it is marketed to the buyers who actually purchase land: builders, investors, neighbors and ranch buyers. Beyond Estates lists land through the MLS, eXp Land & Ranch, LandWatch, Land.com and its investor list, and Charly Daoud buys land himself. Call (661) 441-3706 for a land valuation.

Why most AV land listings sit for years

How land is actually priced here

Per-acre values swing by 10x or more within a few miles. West Palmdale and Quartz Hill lots with paved access and utilities at the street are at the top. East Lancaster and Lake LA residential lots in the middle. Remote east-side desert parcels with dirt access and no utilities at the bottom, often a few thousand dollars an acre. Commercial parcels on Palmdale Blvd or Sierra Highway are priced on frontage and zoning, not acreage. We pull closed land comps, not listings, and we tell you the number even when it is lower than you hoped.

What we document before listing

Marketing

MLS with full documentation, eXp Land & Ranch network, LandWatch and Land.com, drone video, parcel maps, and direct outreach to adjacent owners and our builder and investor list. Charly also makes offers on land that fits his own projects.

Frequently asked questions

How much is an acre of land worth in Lancaster CA?

It ranges from a few thousand dollars for remote parcels without utilities to well into six figures for west-side lots with paved access and utilities. Closed land comps, not asking prices, set the value.

Why won't my land in Palmdale sell?

Usually price, missing documentation on access and utilities, or weak marketing. Beyond Estates reprices against closed sales and documents everything buyers check.

Does Beyond Estates buy land?

Yes. Charly Daoud buys land for his own projects and Beyond Estates works with builders and investors who purchase land across the AV.
