Buying a home in California runs: pre-approval, home search, offer on the California Association of Realtors purchase agreement, acceptance and escrow opening, earnest money deposit (typically 1% to 3%), seller disclosures, inspections and the investigation contingency (default 17 days, often shortened), appraisal, loan contingency, contingency removal, final walkthrough, loan funding and recording. A typical financed Antelope Valley escrow closes in about 30 days. Beyond Estates' transaction coordination team tracks every deadline. Call (661) 441-3706.
1. Pre-approval (day 0)
Income, assets, credit. 24 to 48 hours with Beyond Lending intake. You get a pre-approval letter that sellers take seriously.
2. Search and tour
We set up MLS alerts, tour 7 days a week, and preview homes for out-of-area buyers by video.
3. Offer
Price, deposit, financing terms, contingency periods, closing date, requested credits, and what stays with the house. We know what AV sellers accept.
4. Acceptance and escrow (days 1 to 3)
Escrow opens, your earnest money deposit goes in (refundable while contingencies are in place), and the clock starts.
5. Disclosures (days 1 to 7)
Transfer Disclosure Statement, Seller Property Questionnaire, Natural Hazard Disclosure (flood, fire, earthquake, Mello-Roos), lead paint, HOA documents if any. Read them; we flag what matters.
6. Inspections (days 3 to 14)
General, termite, sewer, roof, septic or well as applicable. AV inspection guide. Then a request for repairs or credit.
7. Appraisal and loan (days 7 to 25)
Lender orders the appraisal; underwriting reviews everything. Do not open new credit, change jobs or move money around without telling your lender.
8. Contingency removal (around day 17 to 21)
Once you are satisfied, you remove contingencies and your deposit becomes at risk. We never let you remove early without reason.
9. Final walkthrough, signing, funding, recording (days 26 to 30)
Verify repairs and condition, sign loan documents with a notary, lender funds, county records, you get keys. Beyond Movers and storage are already booked.
