1. Price it right the first week
The AV buyer pool is price-driven and watches new listings daily. A home priced at the market gets multiple showings in days. A home priced 5% high gets skipped, then needs a reduction, then sells for less than if it had been priced right. We price against closed sales in the last 60 days within a mile, adjusted for lot, condition and Mello-Roos.
