What moves value in the AV
- Side of town and tract. West Palmdale and West Lancaster command a premium over central and east for the same floor plan.
- Lot size and usability. A flat, usable half acre with RV access is worth real money. Slope and easements are not.
- Condition. Updated kitchens and baths help but rarely return 100%. Roof, HVAC and windows matter to buyers who will inspect.
- Pool. Adds value in the AV because of summer, but less than it cost. Equipment age matters.
- Solar. Owned solar adds value. Leased solar is neutral to negative because the buyer must assume the contract.
- Mello-Roos and HOA. Buyers compare total monthly cost; high CFD taxes push value down relative to a no-CFD neighbor.
- Garage conversions and ADUs. Permitted ones add value; unpermitted ones can subtract it.
- Timing. Spring and early summer bring more buyers. Best time to sell.
