New construction in the Antelope Valley: how to buy a new build

New homes are a big part of the AV market. Builders are good at selling. Here is how to buy well.

Quick answer

Palmdale and Lancaster have active new-home communities from KB Home, Pacific Communities and D.R. Horton with incentives that often include rate buydowns, closing cost credits and upgrade packages. You should register your own agent on your first visit: the builder pays the agent's fee, you pay nothing, and Beyond Estates negotiates incentives, reviews the contract, and inspects the home independently. Call (661) 441-3706 before you walk into a sales office.

Where new homes are being built

As of October 2026: KB Home is selling at Sonora (from about $500,000), Ironwood (from about $572,000) and Primrose (from about $580,000) in Lancaster; Pacific Communities has Pacific Daisy (East Palmdale, from about $608,000, with up to $25,000 in flex cash through November 15, 2026), Pacific Montera (West Palmdale, from about $672,000), Pacific Lily (East Lancaster, from about $530,000) and Pacific Palacio (West Lancaster, from about $696,000); and D.R. Horton is building The Reserve at Quartz Hill in West Palmdale (93551) with homes in the mid $700,000s. Phases open and close quickly; Beyond Estates tracks current inventory and incentives weekly.

Rules for buying new construction

  1. Bring your agent on the first visit. Builders require the agent to be registered at first contact or they will not pay the fee. Walk in alone and you lose your representation.
  2. The sales rep works for the builder. Nice people, but their job is the builder's margin.
  3. Incentives are negotiable, especially on standing inventory and at quarter end.
  4. Preferred lender incentives are real but compare the rate and fees against an outside lender.
  5. Get your own inspection at pre-drywall and at final. New does not mean right.
  6. Read the CFD and HOA documents. Most new AV communities have Mello-Roos and an HOA.
  7. Upgrades at the design center are high margin. Flooring, counters and backyard are often cheaper after closing, and Beyond Renovations does it at priority pricing.

New vs resale in the AV

New: warranty, efficiency, modern layouts, incentives, but Mello-Roos, smaller lots, no landscaping and a wait. Resale: bigger lots, mature trees, no CFD on older homes, immediate move-in, but older systems. We show both side by side.
