Yes, for the right strategy. The Antelope Valley has the lowest entry prices in Los Angeles County, steady rental demand from aerospace, healthcare, education and LA commuters, strong Section 8 payment standards, and more upside from high-speed rail and the High Desert Corridor than mature LA markets. Price-to-rent ratios are better than almost anywhere else in LA County. The risks are heat and maintenance costs, tenant quality in some pockets, and overpaying for land. Beyond Estates runs the numbers on every deal. Call (661) 441-3706.
The case for the AV
- Entry price. Single-family rentals in Lancaster, Palmdale and Lake LA at prices that do not exist anywhere else in LA County.
- Rent. Median rents in Palmdale and Lancaster are around $2,800 for a 3-bedroom (RentHop and Rentometer listing medians, October 2026) and $2,600 for a 3-bedroom (RentHop, October 2026) (RentHop, Rentometer and Point2Homes, October 2026). Against AV purchase prices that produces price-to-rent ratios far better than LA proper.
- Section 8. HACoLA payment standards for the AV are strong relative to purchase prices; LACDA voucher payment standards (effective January 2025) are $3,375 a month for a 3-bedroom in West Palmdale (93551), $2,997 in 93552, and $2,646 in 93550 and across Lancaster ZIPs 93534, 93535 and 93536, which is at or above market rent for many homes.
- Demand drivers. Plant 42 and the B-21 program, Edwards AFB, NASA Armstrong, two hospitals, AV College, and the constant inflow of LA renters and buyers.
- Appreciation catalysts. California High-Speed Rail Palmdale station, High Desert Corridor to Victorville, continued industrial and logistics growth.
- Landlord rules. Palmdale and Lancaster have no local rent control beyond California's statewide AB 1482 cap (5% + CPI, max 10%, for covered units; single-family homes owned by individuals are generally exempt). Unincorporated LA County areas (Quartz Hill, Lake LA, Littlerock) fall under LA County's rent stabilization ordinance for covered multifamily units.
The strategies that work
- Buy-and-hold single family in Central and East Lancaster, Central Palmdale and Lake LA. Boring and reliable.
- Section 8 rentals with proper screening and property management.
- Flips in Littlerock, Lake LA, East Palmdale and older Lancaster tracts where the spread between distressed and renovated is widest. Flipping guide.
- ADUs on larger AV lots to add a second income stream. ADU guide.
- Land bought right, held for development or sold to builders. Land guide.
- 1031 exchanges out of low-yield LA property into multiple AV rentals.
What does not work
- Paying list price for remote desert lots with no utilities.
- Short-term rentals as a primary strategy; demand is thin outside events. STR guide.
- Skipping property management on a Section 8 unit and self-managing from LA.
- Underestimating HVAC and roof costs in a 105-degree climate.

Frequently asked questions
What is the average rent in Palmdale CA?
Around $2,800 for a 3-bedroom (RentHop and Rentometer listing medians, October 2026) for a typical single-family rental in 2026 (RentHop, Rentometer and Point2Homes, October 2026); 3 and 4 bedroom homes in West Palmdale rent higher.
Does Palmdale have rent control?
No local rent control. California's AB 1482 applies statewide to covered units (generally multifamily and corporate-owned housing older than 15 years), capping increases at 5% plus CPI, maximum 10%.
Is Lancaster CA good for Section 8 rentals?
Yes. Section 8 demand is strong and HACoLA payment standards for Lancaster and Palmdale are competitive with market rents, which is why many investors target the AV.
